Migration is no longer treated only as professional services. Several prop-tech vendors now market switching cost, downtime and migration incentives as product differentiators. We reviewed current public offers to identify the pattern and what buyers should verify.

Market signal 1: vendors are subsidizing switching friction
Free migration, free months and included feature work transfer some switching cost from the buyer to the new vendor. That makes sense commercially if established firms have higher lifetime value than greenfield startups.
Market signal 2: downtime is part of the sales message
Multiple providers explicitly use zero-downtime or parallel-operation language. This indicates that continuity—not just data import—is a central objection in live-firm procurement.
Market signal 3: source-system limitations remain real
PropForge's public migration material explicitly notes that legacy systems may not expose every record through APIs and some history can require manual mapping or partial reconstruction. This is an important qualification: destination-vendor capability cannot create source data that is unavailable.
Market signal 4: migration is also a feature-gap problem
Execurve/PropScale's offer to build workflow-critical features during onboarding suggests that switching resistance can come from custom processes as much as data. Buyers should inventory the “small” incumbent features staff rely on daily.
Buyer implications
- Negotiate migration separately from recurring licence price.
- Ask the new vendor to inventory source-system limitations before signing.
- Price contract overlap explicitly.
- Require a representative rehearsal.
- Define data and state acceptance criteria.
- Do not accept “zero downtime” without a rollback design.
